Rate Information

Accidental Damage Insurance: $45.00 which provides up to $1,500 in coverage. This minimum level of protection is required for renting this cabin. accidental damage protection

* Bedroom Rates: Rates are based on total number of bedrooms required during the entire stay. Each bedroom is considered to be double occupancy. We only rent to one party (family) at a time this is not a shared house rate like a B&B. Bedrooms and sofa beds not ordered are locked so it is important that guests place orders accurately.  Parents with children 2 years of age or under can substitute a bedroom for a roll-away twin bed at our special toddler rate.  Infants have use of pack-in-play at no additional cost.      

* Check-In Time: 5:00PM           * Check-Out Time: 10:00AM

* Change in Time Option: Early Check-In/Late Check-out Option $20.00/hr (option is only available if we do not have a back-to back booking)

* Credit Card Payments: We accept the following credit cards (Visa, American Express and Master Card)

* Day Guests/Visitors: Per the terms of our permit and insurance carrier, only paying guests are allowed to be on the property. Renters that have booked a stay and would like to invite family or friends as a day visitor will require pre-authorization. A maximum of two day guest visitors will be allowed at a rate is $10.00 per visitor. The names of the two authorized day guests must be shown on the rental agreement guest list with a notation that they are day guest visitor.

* Extra Sleeping Capacity: The lodge has two sofa beds one which is located in the loft and the other located in the game room and two roll-away twin beds.  All of our extra sleeping capacity beds includes pillow toppers placed over the mattresses for added comfort.  If extra sleeping capacity is going to be needed for your stay these beds will need to be ordered separately.

* Guest Service Fees: The guest service fee is based on the number of bedrooms required to be attended to during your stay and is based on an allotment of time refer to guest service fee schedule.

* Pet Fee: The pet fee is $25.00/nt for pets under 50 lbs. We will consider larger size pets if the nails are clipped before arrival. Pets over 50 lbs the pet fee is an extra $10.00/nt. We also require a $100.00 pet deposit which is refundable if extra cleaning is not required to remove pet hair.  Please refer to our pet policy.

* Rates: Vacation rental rates do not include 10% tax or cleaning/guest service fees and are subject to change without notice.

* Rental Application Fee: $35.00 This is a one-time fee that is only charged to renters that have not stayed with us before. We require that new renters provide us with a copy for their Driver's License to insure that the person that is named on the rental agreement is accurate and meets our age requirement . The fee also covers our time to verify references and to confirm you are a vacation rental guest that is in good standing. We are a member of Guest Checker and the Bad Vacation Renter Listing Service therefore; at anytime during, before, or after your stay with us your information may be shared with these websites. We will notify you via email or postal mail if we have reported you as a problem renter.

* Reservation Changes: No deletions to a confirmed reservation will be allowed. Renter can make additions to the reservation up until two weeks prior to arrival without charge. No charge for up to two reservation changes, a $20.00 reservation change fee will be applied on the third change or after the final confirmation details have been sent.

* Reservations Deposits: A 20% deposit is required at time of booking, the balance is due 60 days prior to arrival. Reservations greater than one year a 25% deposit is required at time of booking and the second payment of 25% is due six months prior to arrival with the balance due 60 days prior to arrival. Reservation deposits made by check will require funds to be held by authorization hold on a credit card. If the check is not received within 7 days the credit card will be automatically charged and credit card fee applied to the reservation.

* Reservation Holds: Sorry no courtesy reservation holds permitted. Please review Rental Polices carefully before processing a reservation on line or by telephone.

* Security Deposit $250.00: All rentals regardless of stay duration require a damage security deposit. This deposit is fully refundable within seven (7) days following the end of your rental period if paid by check, deposits paid by credit card will be held and released the day of departure if the premises are left undamaged and all inventory intact and all financial obligations met. Renter is responsible for any and all damages caused during their stay including damages caused by others in their party and/or their guests. A portion of this security deposit will be used for excess cleaning at $30.00 per hour and/or trash removal at $25.00 per hour plus the dump fee, if the property is left excessively dirty or littered.

* Sleeping Capacity: All guests staying on the premises must pay for sleeping accommodations either by ordering a bedroom or ordering extra sleeping capacity. We do not allow guests to bring sleeping bags, air mattresses, sleep on the floor or on the tops of the sofa’s. The only exception is a pack-in-play or a porta crib for infants.  We reserve the right to cancel reservations if sleeping accommodations are not adequate for the number of occupants listed on the reservation.

* Travel Insurance: We highly recommend trip insurance should you need to cancel your reservation. For information or a quote click here

* Use of Grounds: No charge for use of the cabin and grounds for a wedding or family reunion when a guest has booked the full house rate (5 bedrooms for a party of 10 guests) and all members of the party are shown on the rental agreement guest list. For greater than 10 guests the use of grounds fee is $600.00 plus an additional $300.00 trash clean up fee.  A Use of Grounds Agreement is required with special liability insurance requirements for any event held on the premises. Maximum occupancy cannot exceed 24 guests.  Plese refer to  Use of Grounds Policies

Minimum Stay Requirements

* 3 night minimum:  Martin Luther King's Birthday, Presidents Day, Memorial Day Weekend, Labor Day Weekend & New Years Eve Weekend (these holidays require that all 5 bedrooms be ordered for the entire stay).  

* 3 night minimum:  Month of June, September and October

* 5 night minimum:  Month of July and August, Thanksgiving and Christmas  (Thanksgiving and Christmas holiday stays require that all 5 bedrooms be ordered for the entire stay). 

* 2 night minimum stay balance of the year

Firewood

Firewood is not included in above rates.  We can order firewood to be delivered for your stay which must be paid for when your final payment is due.  Firewood is ordered by number of bins required which is approximately 1/2 cord per bin or 1 full cord is two bins.  Firewood bins are located at the house as well as the gazebo area and must be specified at time of order.  Sorry we are not able to accommodate 1/2 bin orders.
